Woodbridge

Vaughan's largest and most established western community, with a long-standing Italian-Canadian presence, a walkable historic core along Woodbridge Avenue and everything from postwar bungalows to newer executive homes.

Tree-lined residential street with detached homes in Woodbridge, Vaughan, Ontario

Woodbridge is the part of Vaughan most people picture first. It grew from a village on the Humber River into a broad community that now spans several distinct pockets, so saying "I want to live in Woodbridge" usually means narrowing things down further — East Woodbridge, West Woodbridge, Islington Woods, Sonoma Heights and the older core each feel different in age, lot size and price.

Housing in Woodbridge

  • Older detached homes and bungalows near the historic Woodbridge Avenue core, many on generous lots with mature trees.
  • 1980s–1990s subdivisions through East and West Woodbridge, typically two-storey detached with garages and finished basements.
  • Newer executive homes and larger builds in Islington Woods and parts of Sonoma Heights.
  • A smaller stock of townhomes and low-rise condos, mostly near the arterial roads and commercial nodes.

Everyday life and amenities

  • A walkable stretch of shops, cafés and long-running family businesses along Woodbridge Avenue.
  • Parkland and trail access along the Humber River.
  • Market Lane and Highway 7 corridor for everyday shopping and services.

Getting around and commuting

Woodbridge sits close to Highway 400, Highway 407 and the Highway 427 extension, which is the main reason many buyers choose it over communities further east. TTC and York Region Transit bus service runs along the major corridors; most households here still drive for daily trips.

Who Woodbridge tends to suit

  • Buyers who want an established neighbourhood rather than a new subdivision.
  • Multi-generational families looking for larger homes with in-law or basement suite potential.
  • People who drive most places and want quick highway access.

Questions about Woodbridge

What is Woodbridge like to live in?
Established, family-oriented and car-friendly. The older core near Woodbridge Avenue is walkable and has a village feel, while the surrounding subdivisions are quieter and more suburban. Housing ranges from postwar bungalows to newer executive homes, so the character changes noticeably from one pocket to the next.
Is Woodbridge part of Vaughan?
Yes. Woodbridge is a community within the City of Vaughan, in York Region, Ontario. It has its own postal address convention and strong local identity, but municipally it is Vaughan.
What is the difference between East and West Woodbridge?
East Woodbridge generally sits closer to Weston Road and Highway 7 with a mix of 1980s–1990s housing, while West Woodbridge runs toward the Humber and Highway 427 with more of the older village-era stock plus later infill. Lot sizes, home age and price bands differ between them, so it's worth touring both before deciding.
