Southeast Vaughan · Vaughan, Ontario

Beverley Glen

An established southeast Vaughan neighbourhood near Bathurst Street and Centre Street, with mature residential streets, a substantial condominium market, nearby shopping and rapid-transit access, and convenient connections toward Toronto.

Beverley Glen residential street in Vaughan, Ontario

Beverley Glen sits in southeast Vaughan, generally between the Highway 407 area and Centre Street, with Bathurst Street forming an important eastern corridor. It combines established suburban streets with a noticeably more urban pocket around Centre Street and North Park Road, where condominium development, shopping and transit are concentrated.

That mix is what makes Beverley Glen different from many Vaughan neighbourhoods. A buyer can be looking at a mature detached home on a residential crescent and, only a short distance away, be comparing high-rise condos near Centre Street and the Thornhill area.

Homes in Beverley Glen

  • Established detached homes on mature residential streets, with much of the area's suburban housing developed from the 1980s onward.
  • Semi-detached homes and townhomes in select pockets.
  • A substantial condominium market, particularly around North Park Road, Centre Street and the Bathurst corridor.
  • Newer condominium and mixed-use development adding to the housing choices near the southern and eastern parts of the neighbourhood.

Beverley Glen has a more varied housing mix than its quiet residential streets initially suggest. The interior neighbourhood contains conventional suburban housing, while the Centre Street and North Park Road area has evolved into one of the more condominium-oriented parts of southeast Vaughan.

Is Beverley Glen part of Thornhill?

Beverley Glen is located in southeast Vaughan and is commonly associated with the Vaughan side of Thornhill. In real-estate searches, however, Beverley Glen is typically treated as its own neighbourhood. This guide uses Beverley Glen as the more specific neighbourhood name so buyers can compare it separately from nearby Brownridge, Thornhill and Patterson.

Shopping and everyday life

  • Centre Street and Bathurst Street provide much of the area's shopping, restaurants and everyday services.
  • Promenade Centre sits immediately south of Centre Street and remains an important nearby retail and community hub.

The Promenade Centre area is also undergoing long-term redevelopment. Vaughan's planning framework calls for additional housing, public spaces, retail, community uses and a more pedestrian-oriented urban centre over time. What exists today is the established mall and surrounding retail; the broader transformation is a longer-term plan rather than something already complete.

Parks and green space

  • Beverley Glen Park on Beverley Glen Boulevard provides neighbourhood green space within the community.
  • Thornhill Green Park is another local park along Beverley Glen Boulevard, with recreation amenities including a playground and splash pad.
  • The broader southeast Vaughan area includes additional parks, trails and recreation facilities within a short distance of the neighbourhood.

Library and community amenities

Bathurst Clark Resource Library is nearby at Clark Avenue West and forms part of the broader Promenade community hub. North Thornhill Community Centre is farther north and better associated with the Patterson/Thornhill Woods area rather than Beverley Glen itself.

Getting around Beverley Glen

Beverley Glen has convenient access to Centre Street, Bathurst Street and Highway 407. York Region Transit and Viva services operate along the major corridors, and the Centre Street/Bathurst area is one of the more transit-served parts of southeast Vaughan.

There is no GO rail station or TTC subway station within Beverley Glen itself, so buyers who rely on rail transit should check the actual connection from the specific property they are considering.

Proximity to Toronto

Beverley Glen sits relatively close to Vaughan's southern boundary, making Bathurst Street and other north-south routes practical connections toward Toronto. Travel times vary considerably with traffic, so buyers with a regular Toronto commute should test the route during their actual commuting hours.

What's changing around Promenade Centre?

The area around Promenade Mall is one of southeast Vaughan's designated growth areas. The City has adopted a Secondary Plan for the approximately 95-acre Promenade Centre area, which is intended to guide future residential development, retail, public spaces, streets and transit-oriented growth.

For someone buying in Beverley Glen, this matters because the Centre Street/Bathurst area may look noticeably different over the long term. Buyers should review current development applications if nearby construction, future density or views are important to their decision. Not every element of the plan is currently under construction, and no one can guarantee how property values will respond.

Who Beverley Glen may suit

  • Buyers who want an established southeast Vaughan neighbourhood rather than a newer subdivision.
  • Buyers who want both detached-home and condominium options within the same broader area.
  • People who value proximity to Centre Street, Bathurst Street, Highway 407 and nearby retail.
  • Condo buyers looking for a more established neighbourhood setting than Vaughan's newest high-rise districts.
  • Buyers who want to stay relatively close to Toronto while remaining in Vaughan.

What do homes cost in Beverley Glen?

I don't publish price figures that I can't keep current. Beverley Glen has very different housing segments — including detached homes, townhomes and high-rise condos — so a single neighbourhood average can be misleading. If you'd like recent comparable sales for the type of property you're considering, ask me and I'll put them together for you.
