Northwest Woodbridge · Vaughan, Ontario
Sonoma Heights
A newer northwest Woodbridge-area community with predominantly 1990s and early-2000s housing, quiet residential streets, substantial detached-home stock, neighbourhood parks and convenient access to Highway 27 and Highway 427.

Sonoma Heights is a newer residential community in northwest Woodbridge, centred around the Islington Avenue and Major Mackenzie Drive area. Much of the neighbourhood was developed during Vaughan's suburban growth in the 1990s and early 2000s, so the streetscape is noticeably newer than historic Woodbridge and many of Vaughan's older communities.
Detached homes make up most of the housing, with townhomes also found throughout the neighbourhood. Parks, schools, neighbourhood greenways and local shopping are integrated into the surrounding residential area.
Homes in Sonoma Heights
- Detached homes make up most of Sonoma Heights' housing stock.
- Much of the neighbourhood's major development occurred during the 1990s, with additional construction continuing into the early 2000s.
- Two-storey detached homes with attached garages are common throughout the community.
- Townhomes provide another low-rise housing option in select pockets.
- Home size, renovations and lot dimensions vary by street, so buyers should compare specific properties rather than treating the neighbourhood as completely uniform.
Because much of the housing is now roughly two to three decades old, buyers should pay attention to the condition and replacement history of components such as roofs, windows, furnaces and air-conditioning systems when comparing homes.
Is Sonoma Heights part of Woodbridge?
Sonoma Heights is generally considered part of the broader Woodbridge area and sits in northwest Vaughan near Islington Avenue and Major Mackenzie Drive. In real-estate searches, Sonoma Heights is usually treated as its own neighbourhood so buyers can distinguish its newer suburban housing from historic Woodbridge, Islington Woods and other nearby pockets.
Parks and green space
Sonoma Heights Community Park at 100 Sunset Ridge is one of the neighbourhood's main outdoor recreation spaces, with sports fields, a skate park, playground, splash pad and walking routes.
The City's Sonoma Heights neighbourhood walk connects through Sonoma Greenway and nearby parkland, including access through Napa Valley Park. The trail network extends through the residential area and connects toward the broader Humber valley and Kleinburg-area green-space system.
Shopping and everyday life
Everyday shopping, restaurants and services are available along nearby commercial corridors including Islington Avenue, Major Mackenzie Drive and Highway 27, with additional retail options elsewhere in Woodbridge and Vaughan.
Getting around Sonoma Heights
Sonoma Heights is positioned closer to Highway 27 and Highway 427 than to Highway 400, making those western routes particularly relevant for drivers. Major Mackenzie Drive and Islington Avenue provide important east-west and north-south connections through the surrounding area.
York Region Transit serves major nearby corridors. Sonoma Heights does not have a GO rail station or TTC subway station within the neighbourhood itself, so buyers who depend heavily on rail transit should check the complete route from the specific home they are considering.
Sonoma Heights vs. Islington Woods
Sonoma Heights and Islington Woods are neighbouring Woodbridge-area communities, but their housing character is different. Sonoma Heights is primarily a 1990s and early-2000s suburban neighbourhood with a large supply of conventional detached homes and townhomes. Islington Woods is generally more established and includes more pockets of larger executive-style homes and larger lots.
Buyers comparing the two should look closely at home age, lot size, housing style and proximity to their preferred roads and amenities rather than relying only on the Woodbridge name.
Sonoma Heights vs. Kleinburg
Kleinburg has a historic village core and a much wider range of heritage, newer subdivision and luxury housing. Sonoma Heights has a more consistently suburban character and was developed primarily during a narrower period of Vaughan's growth.
